What is the construction schedule?
Below you will find the anticipated construction schedule for The Cheryl and Philip Milstein Teaching and Learning Center. As is the case with any construction project, the schedule is subject to change, and we will provide updates as construction progresses.
Capture site, fence, sidewalk shed - COMPLETED
Lehman Hall will be closed and scaffolded; a security fence will seal off the construction site and an above ground walkway will be installed for pedestrian access across campus.
Abatement and demolition operation - COMPLETED
Hazardous material remediation – also known as abatement ‐‐ will occur along with demolition of Lehman Hall; the building will be demolished from the top down, a noisy operation; noise and dust mitigation measures will be in place.
Excavation and foundations - COMPLETED
Preparing the site for construction entailing excavating and removing rock and creating the new
foundation for the building. This part of the operation will be noisy and noise and dust mitigation
efforts will be in place.
Rock excavation - COMPLETED
This operation involves drilling and splitting rock. This is the noisiest part of the construction
project and is expected to occur over the summer. Noise and dust mitigation efforts will be fully
Steel erection and concrete superstructure - COMPLETED
During this phase we will see the building rise first with a steel structure and then with concrete.
Exterior wall - May through August 2017
Installation of the exterior walls of the building including the façade.
Building watertight - September 2017
The point where the exterior wall is completed and the roof has been installed so that all work is
now confined to the interior of the building.
Interior finishes - May 2017 through April 2018
This phase focuses on fitting out the interior spaces; landscaping will also begin.
Temporary Certificate of Occupancy - Anticipated May 2018
The construction is substantially complete and ready for the installation of furniture and
Furniture and equipment - May through August 2018
Installation of furniture and equipment to finalize the interior spaces, including the return of
Barnard’s book collection from offsite storage.
Beneficial Occupancy - August 2018
The Milstein Center opens.
How can I receive information and updates on the construction?
We will be using several means to communicate with our neighbors including regular email updates, signage and our @MillieBuilds Twitter account. What days and times will construction activities occur?
Construction activities occur from 8 a.m. until 6:30 p.m. Monday through Friday and from 9 a.m. - 5:30 p.m. on select Saturdays. No deliveries are permitted before 8 a.m. or after 10 p.m., except for large equipment that is required to by the City of New York to be delivered during the overnight hours.
In addition, construction activities will cease during Barnard’s reading period and final exam weeks.
What kind of fencing will be built around the construction site?
A site construction fence was installed in January 2016, sealing off the area currently occupied by Lehman Hall - from the Barnard Hall Annex to Altschul Hall and from Claremont Avenue to the Barnard lawn.
The fence is 4-feet taller than NYC standards require and will surround the entire construction perimeter through the duration of the project.
What are you doing to mitigate the noise?
While noise is a major concern for all construction projects, Barnard and Turner Construction is taking every practical measure to mitigate noise and remain within the standards allowed. The College also hired a third party contractor to evaluate additional noise remediation effects and monitor noise, vibration, and dust during construction.
In addition to the site construction fence that is 4-feet taller than NYC standards, trucks used for construction are equipped with variable volume backup beepers to regulate truck noise during construction hours, and trucks, construction vehicles, and other equipment have sound mufflers. With the exception of concrete trucks which must run continuously so the concrete doesn't harden, trucks are not be permitted to idle along Claremont Avenue. Delivery trucks are staged away from the site and come to campus just in time for deliveries.
Barnard and Turner Construction also put together a schedule that has the most noise-intensive activities during times when they were less intrusive to the community, such as the excavation of rock that occurred during the summer of 2016.
How will you handle traffic on Claremont Avenue during the construction?
Traffic concerns, especially as to how they impact pedestrians, are an important part of our construction plan. During days when there is work that impacts Claremont Avenue, flagmen are onsite to direct traffic and assist pedestrians in crossing Claremont Avenue.
The West 119th entrance to Barnard remains open for those who need to traverse from Claremont Avenue to Broadway.
What will be happening during Summer 2017?
This summer our construction team will begin installing the exterior walls from the bottom of the building to the top. The exterior walls include the façade of the building, which is made up of large patinated zinc panels. Construction of “party walls” will start first at the north and south ends of the site. Party walls are structures that adjoin adjacent buildings. In this case, the party walls join the new building to Altschul on the north side and to Barnard Annex on the south side.
Once the party walls are constructed the metal and glass panel installation will begin. As the exterior wall installation proceeds up the building, interior activities like the construction of mechanical and electrical pathways and masonry walls, and the laying down of track for interior walls will begin on the lower levels.
Another operation that will take place this summer is the installation of the two passenger elevators. Once the superstructure is in place, rail installation can commence and as the building becomes watertight, then installation of the equipment up at the Elevator Machine Room can begin.
